Local governments in Hudson, Newburgh, and New Paltz have backed a statewide "Good Cause" eviction bill and an upstate expansion of the Emergency Tenant Protection Act of 1974 (ETPA), which regulates rents in buildings larger than six units that were constructed before 1974. . .
The Good Cause legislation, which has been introduced in the Senate by Sen. Julia Salazar, guarantees lease renewal and prohibits eviction except in certain circumstances, such as non-payment of rent. It also prohibits landlords from using large rent increases to drive out a tenant. The measure would apply to any units across the state not covered by ETPA.
